Annual Dues


​Amount for 2023: $395

Payment Due: January 1, 2023
Please include your address on your check to ensure proper credit

​Please deliver or mail payment to the HOA.
$25 Late Fee will be added if payment is received after due date.

New homes are assessed $265 initiation fee and will pay prorated dues based on closing date. All residents will pay an additional $200 assessment in July 2023 for neighborhood repairs.

The intent of this list is to summarize the restrictions for ease of reference and does not serve as a replacement for the Restrictions filed with the Johnson County Register of Deeds, linked above.

This list is formatted as Item Restricted (location referenced in Restrictions).

Items Requiring ACC/Board Approval
  • Fences - Installation & Materials (Item F)
  • Deck materials (Item F)
  • In-ground swimming pools (Item W)
  • Basketball goals - permanent & free standing; transparent/clear backboard (Item Z)
  • Playground equipment (Item Z)
  • Signs - excluding political (Item AA)
  • Sculptures, fountains, similar yard decor (Item DD)
  • Exterior color plans (Article 4, page 14 of 18)
  • All roofing materials including color (Article 4, page 14 of 18)
Items Prohibited
  • Building setbacks <5 feet (Item C)
  • Animal pens/runs, exterior animal houses (Item F)
  • Unattractive sodding / unkempt lawns/landscaping (Item G)
  • Multi-family homes, customers/clients visiting home business, daycares, etc. (Item H)
  • Use of trailers, garages, etc. as residence (Item K)
  • No animals for commercial breeding, livestock, or poultry (Item M)
  • Greater than three (3) dogs or cats or combination (Item M)
  • Greater than forty eight (48) hour stay of RVs or like vehicles (Item N)
  • Repairing vehicles outside of garage (Item N)
  • Unregistered, unsightly, non-operational, or nuisance vehicles, boats, etc. (Item N)
  • Exterior clotheslines or poles - excludes flagpoles attached to home (Item P)
  • Exterior Christmas lights up beyond date range 15-Nov - 15-Jan (Item Q)
  • Noxious or offensive trade activities including trash burning (Item R)
  • Antennas or satellite dishes greater than 36” diameter (Item S)
  • Tanks storing oil or fluid (Item T)
  • Dumping trash / waste on public areas (Item U)
  • Grass taller than 6”, noxious weeds, or litter (Item V)
  • Above ground swimming pools (Item W)
  • No tennis / sports courts (Item W)
  • Storage buildings (Item X)
